Saudi Arabia has the largest hotel pipeline in the world, with 250,000 rooms expected to be added by 2030.

By the end of 2023, there were already 250,000 rooms in operation across the country and with dozens of hotels due to open at gigapgrojects such as NEOM, The Red Sea, Amaala and more, the number of hotels opening is due to pick up pace over the coming months.

Here, we look at 25 of the biggest hotel openings coming to the Kingdom.

25hours TROJENA

NEOM’s mountaintop TROJENA development will have a number of properties opening from Accor and Ennismore’s stable of brands. The 25hours Trojena hotel was one of the first to be announced for the ski resort. The hotel will have an in-house cinema, bike workshop, a rooftop restaurant and more.

Al Hamra Palace, Jeddah

One of three palaces in Saudi undergoing renovations under PIF-backed hospitality company Boutique Group. Jeddah’s Al Hamra Palace is set to be turned into a boutique hotel filled with natural heritage and history. It will have over 91 keys, including 47 luxury suites, 44 luxury villas, and one royal suite, all with private butler service. There will also be six spa rooms, spaces for public events, and six restaurants.

Aman Wadi Safar

Swiss-born Aman Resorts is opening two exclusive hotels in the Kingdom, including this in Riyadh’s Diriyah area. The new opening in the historical town and birthplace of the Kingdom will be located in Wadi Safar and will feature 78 rooms, 34 branded residences, and a range of amenities for guests to enjoy including a spa and restaurants. The exterior of the building will boast the natural landscape of the area with designs similar to that of traditional mudbrick houses.

Anantara Trojena Resort

Minor Hotels is taking its Anantara flag to NEOM’s Trojena. The new property will be located in the Water Village of The Valley area, where a 2.8-kilometre-long, man-made, fresh water lake will be at the heart of the development. Anantara Trojena will have 270 keys with a combination of rooms and suites.

Anantara Diriyah Gate

The luxury Thai hotel is among the many new hotels opening at Diriyah Gate. Taking inspiration from the brand’s roots in wellness and incorporating eco-friendly amenities, there are Anantaras around the region already. This one should be nestled into the Diriyah Gate landscape.

Armani Hotel Diriyah

Saudi’s first Armani Hotel is promising to incorporate the Diriyah locale’s rich history with the elegance and style that’s entrenched in the brand. Armani Hotel Diriyah will have 70 rooms.

Autograph Collection AlUla

Marriott’s growth in Saudi Arabia continues with a new deal for an Autograph Collection property in AlUla to open in downtown AlUla by 2025. Spanning 22,635 sq m, the Autograph Collection hotel will be situated in central AlUla, positioned next to the AlUla Museum and opposite the Farmer’s Market. Plans for the hotel include 250 rooms and suites, and extensive recreational and entertainment offerings, including four dining venues, a spa, a swimming pool, a fitness centre, a business centre, meeting facilities and retail space.

Autograph Collection Sindalah

Marriott is one of the major players in the NEOM hospitality market and will open an Autograph Collection hotel in Sindalah as part of its portfolio. It will feature 66 rooms and suites including one- and two-bedroom villas. The hotel will also have a kids’ club spa and a few restaurants for visitors to enjoy. The hotel will additionally draw inspiration from the landscape of the futuristic vision of NEOM and is scheduled to open sometime in 2024.

AZULIK AlUla Resort

The AZULIK AlUla Resort is coming to the AlMutadil Equestrian Village development and Wadi AlFann. AZULIK AlUla will have 70 villas, a spa, VIP club and all-day dining options. The design is inspired by the sandstone cliffs it is surrounded by and the property will have an all-electric mobility system, plus, horse and camel routes, and hiking trails.   

Banyan Tree Tuwaiq

A second Banyan Tree property is coming to Saudi, following the success of the first in AlUla. The new hotel is one of 12 new Banyan Tree hotels worldwide and will open in the Tuwaiq region, to the west of Riyadh.

Clinique La Prairie Health Resort, AMAALA

The first AMAALA hotel opening on the Red Sea destination is Clinique La Prairie Health Resort. The first out of 25 hotels opening at the gigaproject, the resort is about sustainability and luxury and will run on 100 percent renewable energy. Additionally, the space is set to have 52 rooms and suites and 13 villas across 36,115 sq m. The design and interiors will reflect that of Islamic architecture and modern craftsmanship. The resort will also include wellness spaces, a diagnostic lab, and other facilities.

Desert Rock Resort, The Red Sea

Part of the Red Sea’s ongoing developments, this new mountain resort gives guests the chance to escape from city life. It has been designed by architectural firm Oppenheim Architecture and will have 48 villas and 12 hotel rooms carved into the rock face.

Earth Hotel – Jeddah

Tech-driven and created with the environment in mind, all Earth Hotels are automated for reduced energy consumption. Interiors will use recycled items, properties will use solar energy, and plastic and paper use will be driven down. The property is set to open sometime in 2025 and will have 125 keys, dining areas, workspaces as well as cryotherapy and float therapy.

Earth Living – Riyadh

Riyadh will also be getting an Earth property, but this time the boutique residences will be part of the Earth Living brand. Scheduled to open in 2026, the hotel will feature 85-keys.

ENVI Lodges Al Nakheel

UAE-born eco-lodge company ENVI Lodges will open in the Al Ahsa Oasis UNESCO World Heritage site. The Al Nakheel property will have 25 eco-lodging pods with one- or two-bedroom options, as well as a range of amenities including family-friendly activities, farm-to-table dining and a swimming pool.

Equinox Resort Amaala

Equinox Resort Amaala was the first hotel brand announced as part of the exclusive Amaala Marina Village. The property will focus on sports, fitness, and lifestyle and will have 128 keys, including two luxury penthouses. There is a signature Equinox Fitness Club as well as a magnesium salt rooftop pool, spa, and beach club.

Fauchon L’Hôtel Riyadh, Diriyah Gate

A luxury hotel brand spawned from the historic Fauchon gastronomy brand, it promises to complement the destination’s Bujairi Terrace. The Fauchon L’Hôtel Riyadh will feature 80 guest rooms and suites, as well as The Grand Café Fauchon, a spa, a rooftop outdoor pool and bar, and a Fauchon boutique.

Four Seasons Hotel Diriyah

Toronto hotel group Four Seasons is opening a hotel at Saudi Arabia’s Diriyah Gate gigaproject. The Four Seasons Hotel Diriyah will bring 150 keys to the destination, including meeting and events areas, a seven treatment room spa, a fitness centre and four dining outlets. Bart Carnahan, president, global business development and portfolio management, Four Seasons Hotels and Resorts, said: “Diriyah is an exceptional project that speaks to the tremendous growth and economic development in the region, while remaining deeply rooted in the destination’s historic and cultural past.”

The Canadian operator will also open Four Seasons Resort The Red Sea on Shura Island, placing it around a range of other hotels, a yacht marina, retail spaces and an 18-hole golf course. Opening in 2024, it forms part of the 16 phase one hotel partners, with two more yet to be announced by Red Sea. Four Seasons Resort The Red Sea will have 149 rooms and suites, six F&B outlets and a marine discovery area. There will also be a spa, tennis courts, three outdoor pools and two beaches for families and adults-only respectively. Like many of the projects at Red Sea, it is being designed by Foster + Partners.

Four Seasons Resort Sindalah Island, NEOM

This resort will open on NEOM’s luxurious Sindalah Island off the coast of the Red Sea. The “future-forward” Four Seasons Resort Sindalah Island joins a trio of Marriott-operated properties also announced for the giga-project. The Four Seasons Resort Sindalah Island will have 225 keys, which includes 52 villas varying from one-beds up to four-bedroom units with private pools. There will also be a presidential and royal villa, which will have their own pools, gyms and private yacht docks – given that Sindalah is poised to become Saudi’s superyacht hub. There will be four F&B venues, a vast spa, a fitness centre, indoor and outdoor pools, an onsite diving centre and a range of water sport activities.

Janu AlUla

Aman Resorts has announced a Janu hotel in Saudi Arabia’s AlUla. The brand, which is known for its exclusive five-star properties and estates, has expanded its global appeal and made the brand more accessible through its sister brand Janu. Janu means ‘soul’ in Sanscrit and offers “an energetic vibe for those seeking greater purpose with inner contentment.” The contemporary design of each of the hotels will offer large guest rooms, top quality furnishing and expansive bathrooms. The brand will also offer dining, lounge and bar areas. Its culinary concepts present low-temperature cooking, fermentation, dramatic open kitchens and countertop displays make for convivial dining experiences that energise the senses. Expansive wellness facilities will offer experiences and treatments and access to the latest equipment as well as extensive hydro and thermal facilities with a focus on finding equilibrium.

Janu Diriyah

Another of the hotels opening in Saudi Arabia as part of Aman Resorts’ expansion is a Janu hotel in the historic Diriyah. The new opening will be located near the UNESCO World Heritage Site, Al Turaif, and will feature 120 rooms as well as restaurants and wellness facilities.

Jayasom Wellness Resort, AMAALA

The second AMAALA hotel opening at the Red Sea project is Jayasom Wellness Resort. The wellness hub will run across 7,000 sq m with 153 hotel keys and 24 branded residences. It will also have an adult-only zone as well as a range of facilities including nutrition, aesthetics, beauty and more. You’ll also be able to enjoy wellness trails and yoga pavilions. The resort is scheduled to be completed sometime in 2024.

JW Marriott Hotel NEOM, Trojena

Located in the futuristic water world of The Bow at NEOM, the JW Marriott NEOM will be immersed inside the lake while being surrounded by the peaks of NEOM. The property is expected to come with 500 keys including luxury rooms and suites, five dining options, a fitness club, a kids’ club, swimming pools, spa and more.

Our Habitas Leyja, NEOM

NEOM’s Leyja is going to be a multi-faceted destination and three Habitas hotels in the wind-crafted, natural oasis of Gulf of Aqaba. These will be the Home of Adventure, Oasis and Home of Wellness. The properties will have 20 boutique rooms and suites. The hotels will fuse futuristic architecture with surreal natural surroundings and create thrilling experiences using cutting-edge technology.

Bab Samhan, a Luxury Collection Hotel, Diriyah

Two luxury hotels under from Marriott will head to Diriyah Gate’s UNESCO World Heritage Site, Turaif. The Luxury Collection hotel, located in the Samhan district, will house 141 rooms, 27 of which will be suites. The space will also offer two all-day-dining restaurants, a café and a juice bar.

The Luxury Collection Resort, Sindalah

Another Marriott Luxury Collection hotel will open on Sindalah Island. The beach resort will have a total of 70 room including suites and four-bedroom villas all with private pools while the second is expected to have suites with one to three-bedroom options.

Miraval The Red Sea

Miraval The Red Sea is operated by Hyatt Hotels, which already has a Grand Hyatt hotel opening at the destination. Miraval The Red Sea will bring 180 keys to the Red Sea Project and is slated to be the site’s wellness-focused hotel, complete with the largest spa of any hotel planned for the area. The Life is Balance Spa will be approximately 3,700 sq m in size, comprising 39 treatment rooms, dedicating space for “contemplation and exploration,” explained Hyatt in a statement. Miraval is the operator’s wellness brand, with only three other hotels globally at the time of writing.

Mondrian Riyadh

The first-ever Mondrian opening in Saudi is will be located in the upscale Al Malga Urban Village. Set to open in 2026, the hotel will be near Riyadh’s upcoming landmark, The Mukaab. It will have 200 keys, including 130 standard rooms and suites, 25 one-bedroom rooms, 35 two-bedroom rooms, and ten three-bedroom serviced apartments.

Morgans Original, Trojena

Another of the hotels opening in the Trojena ski resort at NEOM is Morgans Original, an Ennismore brand. The space promises to offer a 2,000-metre spa and bathhouse with a variety of high-end restaurants. The eight-storey property will have its own microclimates, according to NEOM.

Nobu Hotel, Restaurant & Residences Al Khobar

The upcoming Nobu complex in Khobar will include a Nobu restaurant and a Nobu hotel. The US$63.5 million (SAR 238 million) project will feature a five-star hotel with over 100 rooms and suites, 62 residential units, a luxury Nobu restaurant, pools, a health centre, gym, and meeting and event venues. Nobu Hotel, Restaurant and Residences Al Khobar will be located in the waterfront area of the city. Most notably, a Nobu Restaurant on the lobby level. In addition to swimming pools, a wellness centre and meeting and event space.

Nujuma, A Ritz-Carlton Reserve, The Red Sea

One of the most anticipated openings is Nujuma, A Ritz-Carlton Reserve which will be situated on the Red Sea’s Blue Hole cluster of islands. The first Ritz-Carlton Reserve in the region, it will be surrounded by natural beauty and designed to blend with the environment, the resort which was originally expected to be up and running in 2023, will feature 63 one-to-four-bedroom water and beach villas. Dedicated to underwater exploration, the property will feature a diving centre that will offer everything from deep-sea heritage diving excursions to snorkelling around the island’s outer reef.

Raffles –Jeddah

The first Raffles in Saudi is coming to Jeddah. Guests can stay in one of the 182 hotel rooms or perhaps snap up one of the 120 branded residences. The Ash Shati property will feature three restaurants: Atorie Lounge & Patisserie, Surl’O Brasserie and Riviera, plus, a spa, VIP suite, a relaxation room, thermal suites, fitness centres and pools.

Rosewood AMAALA

Promising sustainability and luxury, Rosewood AMAALA will be surrounded by the world’s fourth-largest reef, with views of the Hijazi mountains. The space will offer 110 rooms and suites and will have 25 residences as well as a Rosewood Explorer’s Club for families to enjoy. It will also have private treatment pavilions around a green oasis as well as a meditation deck, all by 2025.

Sheybarah Resort The Red Sea

Another futuristic hotel opening on the Red Sea, Sheybarah Resort will consist of 73 orb-like floating pod villas with a centralised solar farm, solar-powered desalination plants and renewable energy. The hotel will also have an infinity pool to dive into and snorkelling gear to explore the untouched marine ecosystem.

Six Senses AlUla

The 1.2 million sq m wellness will open in 2027 with a rejuvenating spa, unique dining experiences in historical areas and a range of holistic options from local-inspired treatments to sunrise yoga. The hotel will have over 100 guest villas and 25 residences.

Six Senses Amaala

Located on Saudi’s north west coast in Amaala’s Triple Bay, Six Senses Amaala will combine a hillside village, villas located within a private mangrove bay and beachfront residences. Six Senses Amaala will boast 64 rooms, six suites, 30 villas and 25 branded residences.

The Chedi – Hegra AlUla

Opening in Saudi’s UNESCO World Heritage Site, Hegra, The Chedi will include 35 rooms in the AlUla town, with one out of the three restaurants in the space located inside an old railway station. The remaining two restaurants will overlook the Hegra fort, with. The traditional mud-brick architecture will be preserved and incorporated into the design.

The Chedi Trojena

The Chedi is a ski resort coming to the snowy peaks of Trojena. The Trojena city will consist of six clusters and The Chedi will be located in the Slope Residences in the Relax Cluster overlooking the Lake of Trojena. “The Chedi Trojena will serve as a luxurious sanctuary in the Gulf’s first outdoor ski resort, where world-class sporting events, art exhibitions, concerts and cultural festivals will be staged,” said Philip Gullett, executive director and region head at Trojena.

The Chedi Wadi Safar, Diriyah Gate

Operated by General Hotel Management (GHM), The Chedi Wadi Safar is part of Diriyah Gate‘s stable of luxury hotels. The Jeddah EDITION

Due to open along the Jeddah Corniche near the Yacht Club & Marina and the city’s Formula 1 racetrack, The Jeddah Edition will feature 63 rooms, including 11 suites, as well as a signature restaurant, rooftop, and pool.

The Langham – Diriyah Gate

Aiming to complement Saudi culture through Najdi architecture and the natural elements of Diriyah, The Langham Hotel is one of the new hotels opening in Saudi Arabia’s historical UNESCO World Heritage Site, Diriyah. The luxury hotel is set to openin 2026.

The Red Palace, Riyadh

Another Boutique Group project, The Red Palace is found in the Saudi capital and was once the residence of King Saud bin Abdulaziz Al Saud, son of the founding king, King Abdulaziz bin Abdulrahman Al Saud. This palace will offer guests 25 luxe guest rooms, 26 deluxe rooms, 44 luxury suites and one royal suite, all with private butler service. It will also include spa suites, seven public event spaces and five high-end food and beverage outlets.

Tuwaiq Palace, Riyadh

An architectural landmark in the Saudi capital, Tuwaiq Palace is located in Riyadh’s Diplomatic Quarter. Boutique Group plans on transforming the historical treasure into a luxury boutique hotel offering guests over 96 keys, split into 56 luxury villas and 40 suites, There will also be four public event spaces, seven spa suites, and seven food and beverage options.

W Trojena Hotel – NEOM

Saudi’s first W Hotel will have 236 keys including 47 suites. There will also be shopping options and four F&B concepts including W Lounge, Wet Deck, Living Room, AWAY Spa and a FIT fitness centre.
